NCIZ’s portfolio consists of 8 projects with a total area of more than 6,7 million square meters. Three of them are free trade zones located on the bank of the Danube River and on the Turkish/Greek border, respectively, and the remaining five are in different stages of development. All of NCIZ’s projects are strategically located throughout the country in immediate proximity to the Pan-European transport corridors passing through Bulgaria.

National Company Industrial Zones is a 100 % state-owned company with a sole shareholder – the Ministry of Economy of Bulgaria. NCIZ’s primary activity includes the design, construction and management of industrial, economic and free trade zones, as well as providing additional services to investors. Ruse Free Zone is located in the north-eastern part of the country on the Romanian border and close to the first bridge on the Danube River as well as the Port of Ruse - the largest river port in Bulgaria. It is on the intersection of Pan-European transport corridors №VII and IX. This is the largest and most successful free zone and all its premises are currently occupied.

- Infrastructure – industrial plots with all the necessary infrastructure (road network, electricity, water and sewerage, gasification, telecommunications)

Vidin Free Zone

Vidin Free Zone is located on the north-western border with Romania next to the second Danube Bridge, a freight port and a ship terminal. One of the major investors in the past few years was the Spanish company FCC Construccion, responsible for building Danube Bridge – 2.

Svilengrad Free Zone is situated on the border with Greece and Turkey. It offers a well-developed road network, electricity, water and sewerage, telecommunications as well as access to Pan-European transport corridor № IV, connecting Europe with Turkey.

The Free Zones managed by NCIZ offer a number of services, including: offices, industrial plots and open-air storage areas with all the necessary technical infrastructure for rent; warehousing and storage of goods; loading and handling operations; assistance in issuing, reissuing and authentication of certificates of origin of goods; storing of goods under customs supervision, representation to the customs authorities and processing of customs documentation; trans-shipment operations; consultations on the legislation in force in the Republic of Bulgaria.

NCIZ’s largest project so far is Sofia – Bozhurishte Economic Zone. It boasts a prime location with excellent transport connectivity, being situated in Bozhurishte Municipality – about 15 km from Sofia’s centre, and 23 km from Sofia Airport. The Zone has a total area of 2,6 million square meters and is being developed in two stages - Site A and Site B.

It boasts a prime location with excellent transport connectivity, being situated in Bozhurishte Municipality – about 15 km from Sofia’s centre, and 23 km from Sofia Airport. The Zone has a total area of 2,6 million square meters and is being developed in two stages - Site A and Site B.

This location offers numerous advantages, such as the availability of skilled multi-lingual labor force; large universities with technical and economic majors, elite language and professional schools; well-developed infrastructure and logistics and immediate proximity to the capital, respectively – to all state institutions and agencies.

So far, contracts have been signed with 15 investors from the automotive industry, high tech sector, logistics and warehousing. The total amount of the investments is about 109 million EUR and approx. 1 000 new jobs will be created. 

Industrial & Logistics Park – Burgas is another zone on an advanced stage of development. It is a joint project being developed with the Municipality of Burgas. The park has a total area of 244 000 m² and is situated in the second biggest Black Sea city with the biggest cargo harbour in Bulgaria. It is 10 km away from Burgas Airport and 2 km to a highway towards Turkey, with a direct connection to Pan-European transport corridor №VIII.

Industrial & Logistics Park – Burgas has a total area of 244 000 m² and is situated in the second biggest Black Sea city with the biggest cargo harbour in Bulgaria. The park has signed contracts with eleven investors, most of which are Bulgarian companies from the light industry. The total amount of their investment is more than 5,5 million EUR, and approx. 270 new jobs will be created.

The following three zones are on an early stage of development:

Industrial Zone Telish is located near the city of Pleven and has a total area of more than 2 million sq.m. The zone is a former military property and includes a number of pre-existing buildings.

Industrial Zone Karlovo is situated in the geographical center of Bulgaria – 145 km to Sofia and 56 km to Plovdiv. It is also former military property. The infrastructure is yet to be constructed, but pre-investment and feasibility studies have already been conducted, including a spatial plan concept.

Industrial Zone Varna – West is a project on a very early stage of development. It is located near the city of Varna, 28 km to Varna Airport, 18 km to Varna – West port and 11 km to a highway towards the Black Sea.
